Why buyers in Lithuania use a broker

Lithuanian lenders publish very little about the margins they actually give. Two people with similar incomes can receive noticeably different offers, and the only way to know where you stand is to ask several lenders at the same time. For newcomers there is an extra layer: residence status, income currency and local paperwork all affect the answer.

UAB Būsto paskolų konsultantai is an independent real-estate credit intermediary, listed in the Bank of Lithuania register since 2022-04-26. We work with banks and other lenders, but we do not work for any single one of them. Our job is to get you real, comparable offers and help you choose.

What you get

  • A market check in minutes. See an indicative borrowing range based on the current Lithuanian rules and the official market average rate (4.16 %, August 2026).
  • One application, several lenders. With your consent we send one well-prepared file to several lenders at once.
  • Real offers side by side. Margin, base rate, APR, fees and conditions in one comparison, not scattered across emails.
  • Negotiation. We use competing offers to ask for a better second version.
  • A human consultant in English. Someone who knows how each lender reads your situation.

The rules every lender follows

Lithuania’s responsible lending regulations set the same ceilings for all lenders. Your monthly debt payments may not exceed 50 % of your income when tested at a – interest rate, and the maximum term is 30 years. The minimum down payment is 10 % for a first home, 15 % for a first mortgage on a property that is not your first home, and 30 % for second and subsequent mortgages.

These are legal maximums, not promises. Each lender still decides case by case.

Check my options

The market check is free and gives you an estimate, not an offer and not a lender decision. If the numbers work, create an account and a consultant will take it from there.

Eligibility for foreign residents and foreign-income borrowers depends on each lender’s own policy. We confirm your case individually before any application is sent.
