What the market check does
The check applies the current Lithuanian responsible lending rules to your inputs: income, existing debts, property price, whether it is your first home and the term you want. It then uses the official average rate on new housing loans (4.16 %, August 2026) to show an indicative monthly payment.
It is an estimate. Lenders set their own margins and may apply stricter criteria, especially for foreign income or non-resident borrowers.
The numbers behind it
| Rule | Current limit |
|---|---|
| Debt-service-to-income (DSTI) | up to 50 %, tested at – |
| Down payment, first home | 10 % |
| Down payment, first mortgage on a non-first home | 15 % |
| Down payment, second and later mortgages | 30 % |
| Maximum term | 30 years |
Rules in force since 2026-08-01. Most Lithuanian mortgages are priced as a lender margin plus 6-month EURIBOR, which is currently 2.922 % (September 2026).
