The official market average
The average interest rate on new housing loans in Lithuania is 4.16 % (August 2026), according to ECB and Bank of Lithuania interest-rate statistics. This is an average across all new loans in the period. It is useful as a benchmark, but it is not an offer and not a rate you are guaranteed.
How a Lithuanian mortgage rate is built
Most mortgages in Lithuania are variable: the rate is a lender margin plus a base rate, usually 6-month EURIBOR. EURIBOR is the same for everyone; the margin is personal.
| EURIBOR tenor | Latest monthly value |
|---|---|
| 3 months | 2.635 % |
| 6 months | 2.922 % |
| 12 months | 3.247 % |
Period: September 2026. Fixed-rate periods are also available and have become more common; whether fixing makes sense depends on your plans and the price difference at the time.
What drives your margin
- Your income, its stability and currency.
- The size of your down payment.
- The property: location, type, condition.
- Competition. A lender that knows you have other offers has a reason to improve its own.
When we have enough verified client offers, we publish an anonymised median margin from our own cases (insufficient data) together with the method and sample size. If the sample is too small, we do not publish it.
From averages to your own offers
Averages tell you where the market is. Only real offers tell you where you are. Run the market check, and we will request offers from several lenders at once, show them side by side and negotiate.
Eligibility for foreign residents and foreign-income borrowers depends on each lender’s own policy. We confirm your case individually before any application is sent.
